MULTI UNIT DEVELOPMENT
First time developers
A Sydney based client requested AJP TOWN PLANNING to undertake a planning feasibility prior to purchasing a Melbourne property.
The first time developer confidently bought the Melbourne single dwelling property after the feasibility report provided a thorough and positive analysis for development.
The client then appointed AJP Town Planning to lodge a planning application (development application) for 8 dwellings on the land. AJP Town Planning also appointed and led the other services such as land surveyors, traffic engineers, architects, landscape architects all on budget.
By ensuring consistent and transparent communication, our interstate client was able to progress successfully in their first development experience.
CHILD CARE CENTRE
A Story of Success
AJP TOWN PLANNING collaborated with the developer/ architect and provided a planning report to support the application in Springvale South.
The project encompassed demolition of two dwellings and change of use to a child care centre within a contemporary building.

MEDIATION & VCAT ADVOCACY
An Innovative Solution
AJP Town Planning were approached by an architecture firm for this project that comprised construction of a three storey apartment building (19 dwellings) in Caulfield South.
AJP TOWN PLANNING was engaged to speak and mediate at the planning conference that was chaired by a local Councillor and Council's Principal Planner and many vocal objectors present.
AJP TOWN PLANNING was able to advocate confidently for the client and help reduce the objector concerns.
COUNCIL CONTRACT SERVICES
A sea change
A Shire Council required contractor assistance within their statutory town planning department.
We worked on this project for several months making delegated Council decisions on Council's more complex planning matters including several reports for Council committee meetings and written reports for VCAT.

Activity Centre Renewal
AJP Town Planning was delighted to provide a town planning application report to convert an IGA supermarket to a Cinema and associated place of assembly with bars and restaurants with licensed premises for 845 people and reduction of parking.

Who are your typical buyer's agent clients?
A lot of people now use buyer's agents.

If you have a tooth ache you go to a dentist. You seek expert services. Property is the same why would you attempt to do it yourself when their are professionals.

How much do you charge to bid at auction as a buyer's agent?
We get it. You are busy and want your weekends back. It is stressful, you dont want to pay too much, you don't want that pain again of missing out, you dont like talking with real estate agents, you want privacy.
Whether you are an owner occupier or an an investor, there are many reasons why you would outsource the bidding at auction to a professional.
There is also many reasons why a buyer's agent or buyers advocate will win at auction.
For a Melbourne based auction we would charge a flat fee of $900 for this auction bidding only service.
How much do you charge as a buyer's agent to research and purchase a property ?
Our full buyer's agent end to end service we take care of everything after meeting with you and signing an agreement we devise a strategy, sourcing and selecting which suburbs and short listing properties, inspecting the properties, negotiating with agents, or going to auction, we project manage building and pest inspections, valuations and strata reports, project manage solicitors to organise the exchange process.
We charge an upfront retainer of $3000 for properties under $1 million or if your budget is over $1 million we charge a $5000 retainer.
We charge 2% commission and the retainer paid comes off the total payable on success.
Some buyer's agent clients prefer a fixed fee we can also offer a fixed fee of 2%. Say you had a budget of $1.5 million to $2 million. We would meet in the middle on a $1.75 million rate so we are not incentivised by commission so this examples equates to a $35,000 fee as the fixed fee.

How much do you charge for property purchase negotiation only as a buyer's agent?
If you have found a property you like yourself but are not confident in the negotiation process with real estate agents or dont have the time. We charge 1% for negotiation only as buyer's agents. As we charge 2% for the full service, we charge just 1% for negotiation aspects only as buyer's agents.
If you prefer a fixed fee we can do this also. Dont miss out on your dream home by not negotiating correctly, you should use a buyer's agent.
