MULTI UNIT DEVELOPMENT
First time developers
A Sydney based client requested AJP TOWN PLANNING to undertake a planning feasibility prior to purchasing a Melbourne property.
The first time developer confidently bought the Melbourne single dwelling property after the feasibility report provided a thorough and positive analysis for development.
The client then appointed AJP Town Planning to lodge a planning application (development application) for 8 dwellings on the land. AJP Town Planning also appointed and led the other services such as land surveyors, traffic engineers and architects all on budget.
By ensuring consistent and transparent communication, our interstate client was able to progress successfully in their first development experience.
CHILD CARE CENTRE
A Story of Success
AJP TOWN PLANNING collaborated with the developers architect and provided a written planning report to support the application.
The project encompassed demolition of two dwellings and change of use to a child care centre within a contemporary building within a residential streetscape.

Bars and Restaurants
The owner of a bar in Elwood approached AJP Town Planning to expand their hospitality business.
The business owner sought to triple the patron numbers and operate from within a new rear room and outdoor courtyard which required an amended permit for licensed premises (red line area)
Abutting residential neighbours objected, including a professional objection grounds from a planning consultancy.
AJP Town Planning advocated strongly for the client and an amended permit was issued, whilst avoiding VCAT.
The client hired us a second time a year later to increase the hours of operation. Once again AJP Town Planning navigated several objections and the Council officer opposition to the proposal by providing relevant VCAT cases. An amended permit was issued whilst avoiding VCAT for the client.

MEDIATION & VCAT ADVOCACY
An Innovative Solution
AJP Town Planning were approached by an architecture firm for this project that comprised construction of a three storey apartment building (19 dwellings)
AJP TOWN PLANNING was engaged to speak and mediate at the planning conference that was chaired by a local Councillor and Council's Principal Planner and many vocal objectors present.
AJP TOWN PLANNING was able to advocate confidently for the client and help reduce the objector concerns.
AJP Town Planning was also humbled to recently receive a brief from a law firm to provide expert evidence in the Supreme Court.
COUNCIL CONTRACT SERVICES
A sea change
A Shire Council required contractor assistance within their statutory town planning department. We worked on this project for several months making delegated Council decisions on Council's more complex planning matters including several reports for Council committee meetings and written reports for VCAT.
SIDE BY SIDE MULTI UNITS
A young couple purchased a dwelling in Chadstone with the assistance of a buyers agent. The couple lived in the dwelling for a year and then acted on their buyers agent advice to contact AJP Town Planning to develop the land for two side by side contemporary dwellings. We worked on this project closely with the client and the end result was truly spectacular. BOXING GYM (RESTRICTED RECREATION FACILITY)
Helping World Champions in business
We were approached by Steve 'Stone Cold' Moxon a 2 x World Champion Kick Boxer and owner of the Training Room Boxing Gym. The gym owner sought to relocate his commercial premises and this required a permit to operate within an industrial area in North Geelong. AJP Town Planning was pleased to assist and delivered a planning permit in a very short time frame.
